Project Overview
In a highly competitive Canberra real estate market, achieving maximum return on investment often hinges on presenting a property that appeals broadly and profoundly. This was precisely the objective when the owner of a colourful, yet ageing house in Macarthur, Canberra decided to sell his home due to a move overseas. Opting for Renovation Matters, led by the exceptionally capable Kim and her team, the goal was to transform the property within a tight six-week timeline, ensuring it stood out in the Canberra market.
The Result
The renovation investment of $145,000 more than doubled upon selling the property, fetching an impressive $50,000 to $100,000 over the expected market value. This exceptional result was a testament to the strategic and meticulous approach taken by Kim and the project team. The owner was amazed by the transformation, expressing genuine gratitude for the team’s ability to exceed expectations within the stipulated time frame.
Challenges
The property in question displayed an eclectic array of rainbow colours both inside and out—charming perhaps, yet not conducive to broad market appeal. With the owner having moved abroad and the house requiring significant updates, the challenge was not just in the renovation itself but in how the owner was going to manage the project efficiently from a distance. The task list was extensive: from bathroom updates and new carpeting throughout the living spaces to a full interior and exterior repaint, along with necessary repairs, a complete garden overhaul, and new fencing.

Solutions
Kim and her team began with a detailed cost analysis to determine which renovations would yield the highest return on investment. This strategic planning was crucial in prioritising tasks that would make the most substantial impact. With a commitment to quality and efficiency, the team embarked on a comprehensive makeover:
Bathroom Renovations: The outdated bathroom received a modern update, enhancing functionality and aesthetic appeal.
Flooring: New, high-quality carpet was laid down in the lounge, bedrooms, and dining area, providing a fresh and inviting look.
Painting: A neutral palette replaced the previous vibrant colours, making the space more appealing to a broader range of potential buyers.
Garden and Exterior: The overgrown garden was transformed into a new landscape, with new fencing installed to boost curb appeal.
Maintenance Under Settlement: The team maintained the property’s pristine condition through regular weeding, watering, and cleaning until the final settlement.
Kim's enthusiasm and professionalism shined throughout the process of undertaking a large renovation for my older home. The Renovation Matter's team did a great job in taking a tired and dated house and modernising it throughout. It came up a treat and I am now proud to display the house to potential buyers.
Under the management of Kim, the trades provided quality work in a timely fashion and on a fair and reasonable budget.
As can be expected with an older home, there were some unknowns that were uncovered during the renovation work. However, Kim took this in her stride and worked closely with her team to adjust and rectify, communicating well and consulting with me for key decision making.
Kim even negotiated quotes down where she could and advised me where not to undertake work that would be unlikely to deliver a return on investment. A number of times, Kim went beyond her scope of work, liaising with neighbours, watering and even weeding ... always trying to keep the house in tip-top condition for an upcoming auction.
Considering I was overseas the whole time, Kim did a great job in communicating with me and providing regular updates and pictures of work.
In summary, I would highly recommend Renovation Matters to those wishing to either upgrade or sell their home.
Thank you Kim!Colin
